When it comes to commercial roofing, it is a matter of when not if you will need to replace it. The process is simpler than you would expect and knowing what to expect ahead of time will make the entire process work seamlessly. Always start with an inspection. It will help find any and all issues, allowing you to know if you need to replace your roof or just need to repair it. When a full tear-off is indicated and replacement is needed then proceed.

Before the tear-down begins, you will want to select the materials you would like used for your commercial building. This gives you the ability to change the materials that you had for more efficient ones or continue with the same kind of materials you already had.
Systems to Consider
Flat Roof
If your commercial or industrial building features a flat roof, one of the most popular systems are single-ply systems.
There are 3 primary options:
- Durable, flexible, and can be customized to the specific specs of your roof.
- Lasts longer and is flame resistant, strong and does not affect your energy efficiency.
- The best solution for cooler climate, as it has a rubber compound to it.
Metal Roof
Metal roofing for commercial or industrial buildings is one of the more popular options. There are several distinct materials to choose from.

Removal
After the inspection is done and the materials are chosen, the next part is getting the old roofing materials off.
If you have a metal roof and want to replace it with a new metal roof, some of the parts can be reused if they are still found to be solid. We will also inspect the underlayment and replace any that is worn out. We then prep the roof for the next stage of re-roofing by moving the materials up where they are needed.
Preparing the Roof Surface
We will install a drip edge, usually a metal border, around the roof’s edge to prevent leakage. Next, we will install a new layer of insulation on top of the roof decking. Lastly, a membrane is installed on top of the insulation to make it waterproof.
Installing the New Roof Materials
Once the roof is properly prepared, our contractors seal any areas that could leak, like around an A/C unit for example. At this stage is when a coating is applied, if that is the system you prefer.
